ANCIENT STONE FARMHOUSE WITH CENTRAL COURTYARD

In a small hamlet on a hillside, a charming old stone property consisting of a main house, cottages and porches. The property has an exclusive central courtyard, circumscribed by a small wall that guarantees privacy.The property retains many of the original features of the buildings from previous centuries: masonry and stairs in local stone, old brick vaults and exposed wooden beams, terracotta floors and an 18th-century driveway portal. The living part, on the left side of the courtyard, is on two levels; on the ground floor there is the kitchen, dining room and a storeroom; on the first floor, three bedrooms with two adjacent storage rooms. To the right of the driveway access are various rural rooms: the stables on the ground floor and the barn on the first floor. The L-shaped property continues with other cottages plus the porch. An ancient wine press used in wine-making is preserved in this area.The rural buildings could be recovered to extend the living quarters or create an annex. Finally, on the other side of the courtyard there is a stone well with an antique wine-press. A careful renovation of the dwelling, which has not undergone any major building interventions in the past decades, is appropriate. It is therefore possible to create today's comforts while preserving the architectural features of the past, with an extraordinary result. From the windows of the dwelling it is possible to admire the surrounding hills.

SITE
The property is in a small hamlet on the top of a hill between Val Grue and Val Curone, in a very quiet area, far from the noise of the city, less than half an hour from the motorway exits of Tortona and Vignole Borbera. In an hour you can reach the cities of Genoa and Milan and in about an hour and a half Turin. A half-hour drive away is Serravalle Scrivia, with its large McArthurGren Group outlet. The area, with a purely agricultural vocation, has small plots of land, vineyards, meadows and woods. There are several characteristic products of the area: the noble salami of Giarolo, Montebore cheese, Timorasso wine and the truffle (gastronomic excellence of the important fair in the nearby town of San Sebastiano Curone. The area's vocation for cycling is also important. In fact, just a few minutes away, we find the birthplace of Fausto Coppi, a legend of Italian cycling.
