Completely independent property complex consisting of two adjoining residential units and several ancillary buildings. The buildings enjoy excellent exposure and a green setting, thanks also to the privately owned land surrounding the entire complex. The two homes overlook the spacious internal courtyard and offer excellent privacy. The FIRST DWELLING is arranged over two levels, for a total of 150 sqm, in addition to the attic and the semi-basement, which features a charming cellar with brick barrel vaults. The ground floor hosts the living area, comprising a sitting room, a bathroom, a kitchenette, and the adjacent dining room with exposed wooden beams. On the first floor there are two spacious bedrooms. The SECOND DWELLING has two main levels, for a total of approximately 125 sqm, plus the attic. The ground floor features the living area with kitchen, sitting room, and bathroom. On the first floor there are three bedrooms. The second floor consists of a large attic, which retains its period charm thanks to the traditional terracotta floor tiles. This building may require renovation works aimed at bringing it more in line with current housing standards. The property is completed by several ANCILLARY BUILDINGS, including two garages, a portico, and the old stable with hayloft and woodshed above, all overlooking the courtyard. There is also an additional portico at the rear. In the courtyard, close to the buildings, there are two ancient wells. The total land area is approximately 6,000 sqm and includes, in addition to the central courtyard, the surrounding land, where there is another well with spring water used for irrigating the vegetable garden and fruit trees.
SITEThe farmhouse is located on the outskirts of the territory of Bergamasco, a village in the foothills of Monferrato. It is a quarter of an hour from the highway toll booths and about an hour from the airports of Turin and Genoa just over an hour from Milan and an hour and a half from Malpensa International Airport. The area is part of the Piedmontese territory that was listed as a UNESCO World Heritage Site in 2014. The town is lively, and for decades the renowned Regional Truffle Fair, one of the area's characteristic products, has been held there annually. There are a number of bars, the tobacconist, a restaurant and stores selling food and typical products, the butcher's store, the hardware store, the repair workshop and the pharmacy, which make for a pleasant stay without having to resort to the car for daily needs. The village has a Town Hall, Post Office, kindergarten and elementary school. Middle schools are just a fifteen-minute drive away, and the nearby towns of Alessandria and Nizza Monferrato also offer a wide choice of high schools. There is also a generous supply of open-air markets, particularly that of Nizza Monferrato on Friday mornings, where every third Sunday of the month, there is the well-known antiques market. The agricultural, tourist and residential characteristics of the area allow for an excellent quality of life, in the midst of nature, with the possibility of using footpaths and routes on foot or by bicycle (with the possibility of hiring eBikes or participating with local truffle hunters and their dogs in the search for truffles).
