In the heart of the concentric center of Felizzano, just a few steps from the ancient tower, stands this historic residence, masterfully restored, whose original core dates back to the late 17th century. A meticulous conservative restoration has brought back its authentic charm, harmonizing it with modern comforts. The main façade, facing south, overlooks the GARDEN, both enclosed within the perimeter walls. The building, arranged over several levels, offers areas dedicated to conviviality as well as more private and relaxing spaces. From the main entrance, one enters a hall with an ancient frescoed vault; on the GROUND FLOOR, there is also a large living room with exposed beams, a kitchen, a dining room with direct access to the garden, a study, and a bathroom. From the hallway, one descends to the lower level, where two characteristic CELLARS with barrel vaults and exposed brick preserve the flavor of the past. An elegant staircase leads to the FIRST FLOOR, which includes a bedroom, two bathrooms, a relaxation area with a designer fireplace, a gym with sauna and Turkish bath, a walk-in closet, and a laundry room. The large windows open onto views of the surrounding greenery. On the UPPER FLOOR, there is an independent attic apartment, ideal as a guest area, consisting of two bedrooms, a living room with kitchenette, two bathrooms, a storage room, and a terrace overlooking the garden. The residence retains valuable period features: frescoed ceilings, wooden or brick vaults, a stone staircase, and original fireplaces. The interiors, warm and welcoming in tone, highlight historic materials such as terracotta tiles and decorated floors. During the RENOVATION—carried out about fifteen years ago—the roof and systems were completely redone, underfloor heating with air cooling was installed, and solar and photovoltaic panels were added. Home automation allows integrated system management, even remotely. From the carriage entrance, there is access to the utility area with a boiler room, service area, a bathroom, and a double GARAGE.
SITEWe are in the south of Piedmont, in the historic centre of Felizzano, a village in Monferrato, a few kilometres from Alessandria. The area is part of the Piedmontese territory that was listed as a UNESCO World Heritage Site in 2014. Felizzano's ancient origins can still be seen in the Cova tower, a massive 13th-century construction with splendid single-lancet windows and elegant coffered ceilings. There are also several sacred places that are valuable testimonies to the architecture of the past. There are also several gastronomic delicacies in the area, first and foremost the agnolotti pasta. The town provides various services such as a post office, primary and secondary schools, a bank, a pharmacy and health centre, a small supermarket, a restaurant and other activities that make for a pleasant stay without having to resort to the car for daily needs. A quarter of an hour's drive takes you to Nizza Monferrato and Alessandria, half an hour to Asti, and an hour to Turin. It is a 5-minute drive to the motorway exit and 10 minutes to the Alessandria Sud exit (the A26 motorway, which connects Lake Maggiore to Genoa).
